Who Needs a CP12?

If you rent out a property with gas appliances, you normally need an annual landlord gas safety check and certificate (CP12). It helps confirm appliances have been checked for safe operation and provides documentation for compliance and tenant records.

If you are a tenant with no heating or hot water, contact your landlord first. Landlords can book a repair via request call back.

What a CP12 Includes

  • Appliance safety checks: boiler and other gas appliances tested as applicable
  • Flue and ventilation checks: signs of unsafe combustion and correct flue operation
  • Safety device checks: basic confirmation that safety devices are functioning where applicable
  • Visual inspection: leaks, corrosion, obvious defects and unsafe conditions
  • Clear documentation: certificate details recorded for landlord and tenant
